Real Estate Industry Veteran Larry Vecchio Authors Book on Building Community-Based Referral Networks

Veteran Real Estate Broker Larry Vecchio Launches Become the Real Estate Talk of the Town

KEYPORT, NJ, UNITED STATES, September 10, 2026 /EINPresswire.com/ — Real estate broker and industry veteran Larry Vecchio has published a new book examining how real estate professionals can use community involvement and relationship-based marketing to establish themselves in increasingly competitive local markets.

Become the Real Estate Talk of the Town: How New Agents Can Build a Business, a Reputation, and a Future Through Community Marketing draws on Vecchio’s more than four decades of experience in the real estate and mortgage industries.
The book focuses particularly on challenges facing newly licensed agents as they move from completing licensing requirements to developing a sustainable real estate practice.

Vecchio began working in the industry at age 18 as a messenger delivering mortgage closing documents. He later became a loan officer, obtained his real estate license and eventually became a real estate broker. He is currently Broker/Owner of VRI Homes and Founder of HomesIn.com.

“One of the biggest challenges for a new agent is determining what to do after receiving a real estate license,” Vecchio said. “The book is based on the idea that becoming knowledgeable and involved in a specific community can give an agent a foundation for building relationships and referrals over time.”

Community Marketing as an Alternative to Lead Generation
A central topic of the book is the difference between purchasing or pursuing individual sales leads and developing relationships that can produce referrals over a longer period.

Vecchio discusses a strategy he calls the Real Estate Town Advocate, in which an agent concentrates on learning and serving a particular community rather than attempting to market across a large geographic area.

The approach includes developing relationships with local businesses, producing community information, welcoming new residents, sharing local market information and using digital media to increase awareness of community resources.
The book also examines the changing role of technology in residential real estate. Vecchio argues that artificial intelligence, digital advertising and online property-search tools will continue to affect how agents work, while personal relationships and local knowledge remain important elements of the profession.

“Technology can make an agent more efficient, but efficiency and relationships aren’t the same thing,” Vecchio said. “The opportunity is to use technology to create more time for the activities that require a human connection.”

Lessons From More Than Four Decades in Real Estate
In addition to community marketing, the book discusses reputation building, database development, specialized property marketing and long-term business planning.

Vecchio also recounts portions of his own career, including entering the mortgage business directly after high school and eventually opening a real estate company despite having initially entered real estate primarily to generate mortgage business.

The book concludes with a 30-day framework intended to help agents begin researching a community, establishing local contacts and creating a consistent marketing presence.
